Moving home is stressful as so much of the process is outside your immediate control.

1. Presentation, Presentation, Presentation

If you are selling your home you should allow yourself plenty of time to make your house presentable.

2. Smooth Out the Valuations.

Make sure that you have three valuations or market appraisals from Estate Agents to give yourself the best idea of your home’s worth. If your home is more unusual get more than three valuations. Click here for an earlier post.

3. Budget and Instruct Your Conveyancer as soon as possible.

The sooner the better as once a buyer is found, this will ensure that your buyer’s solicitor has access to all the relevant information to avoid any miscommunication or delays.

4. Financials in Place

Once you have decided to move home, it is important to speak to mortgage lenders as soon as possible. With all finances in place, you will become an appealing and credible buyer for any vendor.

5. Be Realistic and Don’t Show Your First Viewer the Door

If the price is right you are more likely to attract potential buyers.

Do not be easily influenced by increasing house price reports.

If the first offer you receive is below asking price – be careful as it may actually be the highest offer you receive, rather than the first of many escalating offers. 

Remember, if you are buying and selling at the same time, once you have agreed on a price on your sale, negotiate hard on the price for the property you’re buying.

6. Be organised avoid same day exchange and completion.

Transactions can be lengthy.

Pace yourself as a long distance runner would.

Make lists and think ahead.

7. Visit Come Rain and Shine.

It is essential to view the house at different times of the day to make a definite decision as to whether it really is the house for you.

For example, if you like your afternoon barbecues, ensure the sun shines on your garden from midday onwards!

And, if you are relocating to an area you are not familiar with, take the time to visit, drive and walk around.

Familiarise yourself. If it doesn’t feel right on several occasions you can always reconsider.

8. Don’t Skimp on the Survey.

Pay for the best and avoid regrets.

You’ll be surprised, even new houses can have faults. So save your cash and time and invest in a good surveyor.

9. Communication, Communication, Communication.

Communication is vital.

Keep talking to your Estate Agent, your Conveyancer, your Lender, your Surveyor and your Buyer and Seller.

Be sure to communicate any issues or problems you may have.
