1. Presentation, Presentation, Presentation

If you are selling your home you should allow yourself plenty of time to make your house presentable.

Put yourself in the shoes of your prospective buyer; begin to declutter, touch up, redecorate and carry out minor repairs. All this will be beneficial in time for sale. Click here for our earlier post.

2. Smooth Out the Valuations.

3. Budget and Instruct Your Conveyanconveyancing calculatorcer as soon as possible.

There are many online Conveyancing Calculators to help you budget for your move. Try our Online Conveyancing Calculator for starters.

Instruct your Conveyancing Solicitor or Conveyancer as soon as possible to get all the relevant paperwork underway

The sooner the better as once a buyer is found, this will ensure that your buyer’s solicitor has access to all the relevant information to avoid any miscommunication or delays.

4. Financials in Place

Once you have decided to move home, it is important to speak to mortgage lenders as soon as possible. With all finances in place, you will become an appealing and credible buyer for any vendor.

5. Be Realistic and Don’t Show Your First Viewer the Door

If the price is right you are more likely to attract potential buyers.

Do not be easily influenced by increasing house price reports.

If the first offer you receive is below asking price – be careful as it may actually be the highest offer you receive, rather than the first of many escalating offers.

Remember, if you are buying and selling at the same time, once you have agreed on a price on your sale, negotiate hard on the price for the property you’re buying.pencils

6. Be organised avoid same day exchange and completion.

Transactions can be lengthy.

Pace yourself as a long distance runner would.

Make lists and think ahead.

Here’s our list of things to do between exchange and completion which includes advice on packing and removals.

7. Visit Come Rain and Shine.

Familiarise yourself. If it doesn’t feel right on several occasions you can always reconsider.
